How much can my landlord raise my rent in Nova Scotia?
No more than 5% a year — a temporary rent cap extended through December 31, 2027 — and only once every 12 months, with at least four months' written notice.

The cap applies during your tenancy. When a new tenant moves in, the landlord can set a new starting rent, as there's no vacancy control. An increase above 5%, more than once a year, or without four months' notice isn't valid.
