Eviction
How much notice does a landlord have to give to evict in Pennsylvania?
For non-payment of rent, a landlord generally must give a 10-day written notice to quit before filing in court. But many standard Pennsylvania leases waive this notice, and courts enforce the waiver — so check your lease. Only a court can order an eviction.

For ending a term, the notice is typically 15 days for a lease of a year or less and 30 days for a longer one, unless the lease says otherwise.
