Notice to End your Tenancy Early for Non-payment of Rent

A notice that rent is overdue — not an eviction, and you can void it by paying.

By the LeasePlain Editorial Team · Checked against Ontario's Residential Tenancies Act per our editorial standards·Last reviewed August 2026

An N4 gives you 14 days (7 for weekly tenancies) to pay everything owed. Pay in full by the deadline and the notice is void — the tenancy simply continues.

An N4 is only the first step. Your landlord still has to apply to the LTB (Form L1) and get an order before you can be evicted, and you can generally 'pay and stay' right up until the Sheriff enforces it.

Key points

  • 14 days to pay (7 if weekly)
  • Paying in full voids the notice
  • Not an eviction on its own
