Notice to End your Tenancy for Interfering, Damage or Overcrowding

A notice alleging disturbance, damage, or too many occupants — often 'voidable'.

An N5 alleges you (or a guest) interfered with others, damaged the unit, or that there are too many people living there. A first N5 is usually 'voidable': you have 7 days to correct the problem, and if you do, the notice is void.

The landlord must prove the allegation at the LTB. Keep records and get advice if you believe the notice is unjustified.
