An N12 requires 60 days' notice ending on the last day of a rental period, one month's rent in compensation, and a genuine intention for the named person to move in for at least a year.
If the person never moves in — the unit is re-rented or sold shortly after — that may be a bad-faith eviction, and you can file a T5 for compensation within a year of moving out.
